YOUR OCTOBER 2026 MARKET UPDATE

MELBOURNE’S WEST & BEYOND

Melbourne’s western suburbs continue to offer a range of opportunities for homebuyers, families and property investors. However, market conditions vary by location and property type, making local research and realistic price expectations increasingly important.

PROPERTY MARKET SNAPSHOT

According to the Real Estate Institute of Victoria (REIV), Melbourne’s median sale prices in August 2026 were:

  • Houses: $928,000
  • Units: $645,000

These figures cover metropolitan Melbourne, not the western suburbs specifically. Prices across the West vary by suburb, dwelling type, land size and property condition.

LAND & INDUSTRIAL INVESTMENT

Melbourne’s western industrial precincts continue to attract occupier and investor interest.

  • Industrial leasing demand remained above long-term averages in Q2 2026.
  • Melbourne’s West accounted for approximately half of quarterly industrial leasing transaction volumes.
  • Industrial property values and returns vary depending on zoning, location, building specifications, lease terms and market conditions.

Residential land prices also vary considerably across estates and growth areas. Buyers should compare individual lots, planning conditions, infrastructure access and development costs before committing.

HOME LOAN RATES & DEPOSITS

The Reserve Bank of Australia increased the cash rate to 4.60% on 30 September 2026. Borrowers should review current lender offers and assess their repayment capacity under different interest-rate scenarios.

  • Eligible first-home buyers may purchase with a minimum 5% deposit under the Australian Government 5% Deposit Scheme.
  • Eligible single parents and legal guardians may qualify with a 2% deposit.
  • Standard lending requirements, property price caps and scheme eligibility conditions apply.

Compare loan options with a qualified mortgage broker or participating lender before making a decision.

WHY CONSIDER MELBOURNE’S WEST?

  • A diverse range of housing and land opportunities.
  • Access to established and emerging residential communities.
  • Industrial and logistics precincts supporting employment and business activity.
  • Transport, education, retail and community infrastructure across many growth areas.

Buyers should assess individual locations, commute times, amenities, holding costs and future development plans rather than relying on broad regional assumptions.

CONSIDERING MELBOURNE’S EAST OR SOUTH-EAST?

Established suburbs across Melbourne’s east and south-east offer a variety of housing options, established amenities, transport connections and lifestyle choices. Prices differ significantly between suburbs and property types, so compare current local sales and your individual budget.
